Our clients, Jaime & Dylan originally contacted H & H Builders because they wanted to transform their existing attic into a beautiful and functional space. A few months before our first meeting Jamie had demolished the existing attic interior walls. She preferred to live with bare stud walls rather then leaving the existing substandard work in place. For instance, besides being ugly, the existing shower ceiling had been too low for Dylan to stand up in. The existing stairs up to the attic were steep, narrow and dangerous.

In order to stay within our clients' budget, we decided to leave as much of the existing roof and attic floor structure in place as possible and not to build a full second story addition. Along with reducing construction cost we thereby also avoided the time and expense of getting a zoning variance for building directly above the existing non-complying north wall. We designed the new attic space within the constraints imposed by the existing rafters and floor. Our solution was to build a continuous, triple dormered, "salt-box" style addition facing south. This gave the new master bedroom a very beautiful and interesting ceiling. Four new windows added much light and a feeling of spaciousness to the new bedroom. We tucked the master closet below the existing south roof, built a new, four piece, bathroom beneath a new shed roof on the north side, made room for a small nursery and built a new stairway. Since the existing floor framing did not meet modern building code standards, H & H reinforced the old floor joists with new high-strength, engineered, composite joists. New built-in shelves and drawers add interesting and functional details to the attic.
