Our Process

We spend so much of our time in our homes—especially our downtime, when we want to relax and unwind. A multitude of issues can make your home more stressful:

  • not enough space
  • outdated kitchens
  • dark rooms
  • inefficient layouts
  • tiny closets

As the only Denver-area residential construction company owned by a structural engineer, H & H Builders can take on just about any project you have in mind:

  • open up your space by removing walls
  • add a second story or expand your main level
  • bring in more light
  • take advantage of scenic views
  • connect your home to the outdoors

We use a design-build process that integrates the design, planning, and construction of your remodel under one in-house team. This not only sets up your project to be completed on time and on budget; it also ensures that you’re always in the loop.

Our seamless process means that you can reimagine your home and then relax as we make your vision a reality. Remodel your home and change your life!

Understanding...

Advantages of structural remodeling

Cosmetic or light remodeling usually does not affect the structural integrity of a home—that is, its ability to bear its own weight and handle the forces of nature.

But if you’re thinking of projects like removing walls to open up your space or adding another story, you need a structural remodel—in other words, the work will involve adding and/or removing one or more load-bearing parts of your home.

Owned by a structural engineer, H & H Builders specializes in structural remodeling. In addition to the most basic benefit—giving you confidence in the structural integrity of your remodel or addition—this also means:

  • We can handle major projects, even whole-house makeovers.
  • New or added structural members are incorporated into the design of your project from the very beginning.
  • Load-bearing components are well-hidden within your addition or remodel.
  • Additions blend with and/or complement your existing home.

Our design-build process (and how it benefits you)

Design-build means everyone involved in your remodel, from the designer to the engineer to the carpenters on site, is working together as a team to give you the best possible results in the most cost-efficient way.

The traditional process for home building or remodeling (known as Design–Bid–Build) works like this:

  1. Client hires an architect, pays the architect’s fee (usually 8%–15% of the client’s overall budget), and receives plans.
  2. Client submits the plans to several contractors for bids.
  3. Based on the contractors’ bids, client hires one of the contractors.

Step 3 is where the process often goes awry. In many cases (50% or more!), the client cannot afford to build what the architect designed.

In our design-build process, we handle your whole project in-house. Together, we

  • explore what you want to do with your home,
  • set a budget range for your project,
  • design your remodel with your budget in mind, and
  • build your project, transforming your home.

WHEN are you thinking of getting started with your residential construction? The planning stages of a design-build remodel, as well as permitting and material ordering, can take weeks to months in Denver and the surrounding communities, depending on the size of your project. Do you want the builder to have the remodel or addition completed by a certain date, for a holiday or special event? (By the way, we do our residential remodeling work year round.)

HOW LONG will it take? This depends on the size and scope of your remodeling project, so it may be a matter of weeks, or months. You may have to wait awhile until everything is ready to go, but once we start on your residential remodel, we work every day, Monday through Friday, until it is complete, except for holidays and extremely bad weather. Our many highly satisfied Denver remodeling customers would testify that we are a Denver builder that you can count on!

HOW MUCH will your residential construction cost? The million-dollar question everyone in Denver has for their builder, and the answer, of course, is, “it depends”. As your contractor, we work hard in the design-build remodeling process to match your needs, wants, and wishes to how much you want to invest in your residential construction. WHO are you? Are you a busy responsible professional? Are you a do-it-yourselfer? Somewhere in the middle? Most of our clients want a fairly painless full-service professional remodeling experience from their builder, with beautiful results. A few of our clients want to put some of their own energy into the project, usually in some area in which they have skills or experience. We can usually work with this idea, but know that our projects are tightly scheduled. Can you keep up?
