Denver Pop-Top Addition Case Study: Clay Street Whole-House Transformation

Clay St, Denver, CO
This Denver pop-top addition project added a new second-story primary suite, expanded the kitchen through structural remodeling, and delivered a whole-house transformation on Clay Street in Denver.

Denver Pop-Top Home Addition & Whole-House Transformation

Project Overview

When Brandon and Carlos began exploring ways to improve their Denver home, they had a fairly modest wish list:
  • Add a bathroom for their daughter, Nora
  • Create additional office space
  • Enlarge the kitchen
  • Improve the overall functionality of the home
Like many Denver homeowners, they assumed they would have to make difficult compromises due to the size and layout of their existing house. What they discovered through H&H Builders’ design-build process was that they could accomplish far more than they initially thought possible.

Looking Beyond the Obvious Solution

At first glance, the family’s goals seemed straightforward. They needed more space and better functionality.

The existing layout created several challenges:

  • The laundry area occupied valuable kitchen space.
  • The kitchen felt constrained and disconnected from the way the family wanted to live.
  • There was no dedicated bathroom for their daughter.
  • Additional workspace was needed for a home office.
  • The home lacked a true primary suite.

Rather than simply adding rooms where possible, H&H Builders evaluated the entire structure and developed a comprehensive remodeling strategy.

The result was a structural remodeling plan that transformed the functionality of the entire home.

The Design-Build Advantage

One of the biggest advantages of a design-build remodeling process is the ability to explore options homeowners may not realize are possible.
Instead of limiting the project to a bathroom addition and kitchen enlargement, H&H identified an opportunity to build upward through a pop-top addition.

This solution allowed the family to gain significantly more living space while preserving their existing lot and neighborhood location.

The new plan included:

  • A second-story pop-top addition
  • A new primary suite
  • A dedicated bathroom for their daughter
  • A new home office
  • A larger, more functional kitchen
  • A relocated laundry area
  • Improved circulation throughout the home

By integrating structural engineering, design, and construction from the beginning, the team was able to maximize the home’s potential.

Creating a New Primary Suite Through a Pop-Top Addition

The most dramatic transformation came from adding a new upper-level primary suite.

The original primary bedroom was repurposed as Nora’s new bedroom, giving her a more appropriate space as the family evolved.

The daughter’s former bedroom was converted into a dedicated office, providing valuable work-from-home functionality.

Meanwhile, the new second-story addition created a spacious primary suite that simply would not have been possible within the constraints of the existing floor plan.

This type of pop-top home addition is increasingly popular among Denver homeowners who want to expand their living space without moving.

Structural Kitchen Remodeling

The kitchen was another major focus of the project.

Like many older Denver homes, the existing kitchen was limited by the original floor plan and by spaces that no longer reflected how modern families live.

The laundry area was located directly within the kitchen, reducing usable workspace and limiting opportunities for expansion.

To create a larger and more functional kitchen, H&H Builders:

  • Removed the wall separating the kitchen and laundry area
  • Relocated the laundry function to a dedicated space
  • Expanded the kitchen footprint
  • Improved traffic flow and usability
  • Opened the space to better support everyday living and entertaining

The transformation illustrates a key principle of structural kitchen remodeling:

The best kitchen remodels often involve changing the structure and layout of a home—not simply replacing cabinets and finishes.

Reimagining the Interior Layout

Several structural and layout changes helped improve the overall flow of the home.

A half wall that previously divided living spaces was removed, creating a more open and connected environment.

These structural modifications improved:

  • Natural light
  • Sight lines
  • Family interaction
  • Traffic flow
  • Overall functionality

The result is a home that feels significantly larger and more open without requiring a complete rebuild.

Living Through a Major Remodeling Project

Because of the scope of construction, Brandon, Carlos, and Nora chose to move out during the remodeling process and stay with family.

For major structural remodeling projects, temporary relocation often allows construction to proceed more efficiently while minimizing disruption to daily life.

The family remained closely involved throughout the design-build process and watched their home transform over the course of eight months.

Results

By the end of the project, the family achieved every one of their original goals—and several they had not initially considered possible. The completed renovation included:
  • A new second-story pop-top addition
  • A spacious primary suite
  • A bedroom and bathroom solution for their daughter
  • Dedicated office space
  • A significantly larger kitchen
  • A relocated laundry area
  • Improved floor plan flow
  • Enhanced long-term functionality
Most importantly, the project demonstrates how structural remodeling and design-build planning can help homeowners unlock opportunities that may not be apparent at the beginning of a project.Instead of simply adding a bathroom and enlarging a kitchen, the family gained a whole-home transformation that better supports the way they live today—and for years to come.
